Working collaboratively with clients Frasers Property, S&C Slatter delivered a sustainable, multi-faceted sports and recreation project at Winnersh Triangle Business Park.
The trailblazing project serves as a blueprint for the office of the future, helping Winnersh to stand out against the competition with its comprehensive on-site sports and recreation offering.
Business parks faced a unique challenge during the pandemic, with tightening and loosening restrictions providing a lack of certainty for owners and occupiers alike.
As the government encouraged workers back into the office, Frasers Property knew that business parks would now be competing with the comfort and flexibility offered by people’s homes – not just with other business parks.
“As we return to the office, it’s important for us to provide a variety of facilities to enable our occupiers to truly enjoy their time here. Winnersh Triangle is a great location, and the new facilities provide further sports and wellness facilities for our occupiers and the local community.”
– Rupert Batho, Commercial Director, Frasers Property
Reworking Winnersh, a £6m masterplan of enhancement works at Winnersh Triangle, focused on delivering better amenities and surroundings for occupiers on-site – including the development of new sports and recreation facilities.
Frasers sought an experienced contractor who could deliver the new sports and landscaping elements of Reworking Winnersh, while demonstrating best practice in sustainability.
Having previously delivered two successful sports facilities at Uxbridge Business Park, S&C Slatter had proven experience in delivering the type of works Frasers Property required.
Let down by their initial contractor during the procurement period, our experienced team stepped in, working collaboratively with Frasers to keep their vision on track.
“The team worked very collaboratively with us over an extended procurement period.
Any obstacles encountered during the project build caused by the pandemic and material supply issues were resolved through close collaboration between S&C Slatter and the development team.”
– Helen Barnett, Frasers Property
With sustainability integrated in all new developments at Winnersh Triangle Business Park, S&C Slatter worked closely with supply-chain partners to maximise sustainability in the design and delivery of the new sports hub and landscaping works.
The new Gen 2 multi-use games area is the first in the UK to use SuReTec technology from our exclusive partners FieldTurf. This cutting edge new artificial turf is made from 100% recycled artificial turf fibres.
The wellness studio, manufactured by TG Escapes, features a green roof, sustainably sourced timber and energy-efficient fittings. Our sister company White Horse Contractors delivered an expansive planting scheme, contributing to the park’s biodiversity.

This trailblazing development has been designed and built to meet Frasers’ requirements and furthers the park’s unique offering to occupiers. Not only does it support Frasers in attracting and retaining occupiers to site – but the benefits their facilities offer can help businesses to attract, support and retain talent.
Our team transformed a bank of unused land adjacent to the car park into a multi-purpose space for sports and recreation. Health, wellbeing and sustainability shine throughout the extensive project, which features a Gen 2 multi-use sports pitch, wellbeing and exercise studio, urban gardens, outdoor seating and even a living wall!
Winnersh Triangle has been awarded four GRESB stars (The Global Real Estate Sustainability Benchmark) up from two stars in 2020, placing Frasers Property UK first amongst its competitors.
“Sustainability is integrated throughout all new developments at Winnersh Triangle. The park has been Fitwel accredited, which certifies that it has the infrastructure and policies in place to support a healthy environment for everyone on site.”
– Amira Hashemi, Sustainability Manager, Frasers Property
